A house on municipal sewer has very little that can go wrong at the property line. A house on septic has a tank, a field, and potentially a pump and control panel, all buried, all invisible from a walkthrough, and all capable of costing serious money.

Almost everything outside a town centre in this part of Texas is on septic. Around Lake Fork and Lake Cypress Springs you also get seasonal properties where the system has had years of intermittent, heavy use.

What we look at

  • Locating the tank, which on older properties is a job in itself
  • Tank condition: cracks, root intrusion, the state of the lid and risers
  • Baffles, because a failed baffle means solids have been reaching the field
  • Sludge and scum depth, which tells us when it was realistically last pumped
  • The drain field: wet spots, surfacing, unusual growth
  • Aerobic components where fitted: air pump, chlorinator, floats, spray heads

If you are handling closings in this area regularly, we can work to your timescales and give you a straight answer rather than a hedged one. What we will not do is tell a seller a system is fine when it is not, or tell a buyer it is failing when it needs a pump-out.

Common questions

Do I need a septic inspection when buying a house?

It is not always required, but on a property with a septic system it is the single most useful inspection you can get. The tank and field are buried and invisible, and replacing a drain field is one of the larger unexpected costs a rural property can hand you.

How long does a septic inspection take?

It depends mainly on how easily the tank can be located and accessed. A system with known, accessible lids is quick. An older property where nobody knows where the tank is takes longer.

Can you inspect and pump on the same visit?

Usually yes, and it often makes sense. Measuring sludge and scum depth tells us when it was genuinely last pumped, and if it is due we can deal with it while we are there.
